What to Expect During a Home Inspection (Spoiler: It’s Not Like HGTV)
3/21/2025

Ah, the home inspection. The moment where the dream home you fell in love with gets poked, prodded, and possibly judged... by a guy with a flashlight and clipboard.
Don't worry—it’s not as scary as it sounds. In fact, it’s one of the most important parts of the home buying process. Here’s what really goes down—and what absolutely doesn’t (no, they won’t be ripping out drywall to look for ghosts).
What Inspectors Actually Do:
🔍 Structural Check-Up
They look at the bones—foundation, roof, walls. No, they won’t climb into the ceiling like Spider-Man, but they will tell you if something’s sagging where it shouldn’t be.
⚡ Systems on Deck
They check the electric panel to make sure it's not from the 1950s, test outlets, and run water through the pipes like they’re trying to summon a plumbing spirit.
🌬️ HVAC Report Card
Is the heating working? Will your AC keep you cool through a Jersey summer? We find out.
💧 Moisture, Mold & Pests (aka the Uninvited Guests)
The inspector’s trained to spot leaks, water damage, or creepy crawlies who didn’t pay rent.
🪟 Windows, Doors & Insulation
They open, close, jiggle, and inspect every nook and cranny—because you deserve to know if that back door sticks or if the attic has enough insulation to survive winter.
🧼 Appliances (If They’re Staying)
Yes, they’ll test that dishwasher and stove—just don’t expect them to cook you a meal. (That’s post-closing.)
What Inspectors Don’t Do:
❌ Open walls
They won’t bust through drywall like the Kool-Aid Man. No demo day here.
❌ Predict the future
They won’t say “This water heater will explode in exactly 17 months.” It’s an inspection, not a prophecy.
❌ Give renovation quotes
Need a cost estimate to turn that half-bath into a marble spa? That’s a contractor’s job, not the inspector’s.
After the Inspection:
You’ll get a detailed report, usually with photos, highlighting what’s solid and what might need attention. Some things may be minor (tight window lock). Others could be bigger (cracked foundation = nope).
Then we make a plan:
✔ Ask for repairs?
✔ Renegotiate price?
✔ Move forward as-is?
✔ Run away dramatically? (Rare, but hey—it’s your call.)
Here’s the Real Deal:
A great inspector doesn’t “kill” deals—they help you make smart, informed decisions.
Whether the house is a 100-year-old charmer or a newer build with a robot vacuum, inspections are a key part of buying smart—not just buying fast.
Let’s take the mystery out of the inspection process, one flashlight at a time. I’ve got your back. Always.
